Conventional Fire Alarm Systems

Detectors are grouped into zones — when a device triggers, the panel identifies which zone has activated rather than the exact device. Straightforward to install and maintain, and perfectly suited to smaller single-floor premises where the location of a trigger can easily be identified visually. Still fully compliant with BS 5839-1.

Wireless Fire Alarm Systems
Modern wireless fire alarm systems require no cable runs, making them ideal for listed buildings where chasing cables into walls isn't permitted, occupied offices where disruption needs to be minimised, or any premises where a traditional wired installation isn't practical. Aspirating Smoke Detection (ASD)
The most sensitive smoke detection technology available. Air is continuously drawn through a network of sampling pipes to a central detector unit, which can identify smoke particles at far lower concentrations than conventional detectors — providing the earliest possible warning before a fire takes hold. Essential for server rooms, data centres, clean rooms and any environment where early detection is critical and conventional detectors would cause too many false alarms.

BS 5839-1:2025 — The Updated Fire Alarm Standard
The British Standard for fire detection and alarm systems in non-domestic buildings was significantly updated in April 2025. BS 5839-1:2025 came into force on 30th April 2025, replacing BS 5839-1:2017 which was withdrawn on the same date. If your fire alarm system was installed or last serviced before this date, it's worth understanding what's changed — and whether your system remains fully compliant.
All new fire alarm installations in Bristol must now be designed, installed and commissioned to BS 5839-1:2025. CJS Fire & Security are fully up to date with the new standard and apply it to every installation and service visit we carry out.
Smoke Detectors Now Preferred in Sleeping Areas
Heat detectors are no longer recommended in bedrooms or sleeping areas (such as care homes, student accommodation and hotels). Smoke or multi-sensor detectors are now the specified choice to ensure faster fire detection where occupants are asleep.
Faster Alarm Signalling Requirements
Fire alarm signals to an Alarm Receiving Centre (ARC) must now be received within 90 seconds. Fault signals must be detected within 3 minutes. These tighter timing requirements improve emergency response times.
Red Fire-Resistant Mains Cables Mandatory
All fire alarm mains cabling must now be fire-resistant and coloured red for clear identification. Non-fire-resistant cable — even if mechanically protected — is no longer compliant under the new standard.
Updated Zone Plans Now Mandatory
Up-to-date zone charts are now a mandatory part of fire alarm installations in multi-zone buildings — no longer optional. All zone plans must be kept current and displayed at the control panel.
Enhanced Protection for Sleeping Premises
L2 systems must now account for sleeping risk in addition to risk-assessed rooms. L4 systems now require detection at the top of lift shafts. Residential care premises must have automatic notification to a monitoring centre.
Engineer CPD Now Required
Anyone working on fire alarm systems must now demonstrate ongoing Continuing Professional Development (CPD). When choosing a fire alarm company in Bristol, ask for evidence of up-to-date engineer training and CPD records.
New Certificates and Documentation
Due to widespread clause renumbering throughout the standard, all installation and service certificates must now use updated templates. A new dedicated section covers extensions and modifications to existing systems.

Fire Alarm Legal Requirements for Bristol Businesses
Under the Regulatory Reform (Fire Safety) Order 2005, all non-domestic premises in England — including every business and commercial property in Bristol — must have an appropriate fire detection and warning system in place.
The current British Standard governing fire alarm systems in non-domestic buildings is BS 5839-1:2025, which came into force on 30th April 2025. This standard sets out requirements for the design, installation, commissioning and maintenance of fire detection and alarm systems, and is directly referenced in Building Regulations Approved Document B.
Fire alarm servicing is a legal requirement. Under BS 5839-1:2025, commercial fire alarm systems must be serviced by a competent engineer at least every six months, with weekly manual call point tests carried out by the building's responsible person. Failing to maintain your system can invalidate your insurance, result in enforcement action from the fire and rescue service, and leave your building's occupants unprotected.
